Residential Estate – Bryanston
This project began as a 6500m2 piece of land that I rezoned and sub-divided into 6 portions of freehold title land. Legal documentation was compiled outlining a homeowners association with governing rules and regulations of the estate, architectural guidelines, and specifications. A site development plan was created with initial architectural concepts based on land dimensions.
A professional team was brought onboard to lay down a roadmap for doing the development. The to cover all aspects of the project which included:
Legal;
Quantity Surveying;
Civil Engineering;
Structural Engineering;
Electrical Engineering;
Architectural;
Town Planning;
Marketing;
I compiled marketing information packs and brochures with a schedule of expected finishes with price point options. Adverts were then run in the property section of relevant newspapers and various marketing billboards.
The land was sold to individual buyers with a development agreement. Plans were then drawn up with each purchaser and detailed finish specifications compiled with costing for final approval.
Once each contract was finalised, construction commenced.
The project took 4 years to rollout and complete. That process taught me a great deal about people, expectations, and their ability to visualise a finished solution whilst in the concept phase.
My scope of work included design services, development management, project management, product sourcing, negotiating between contractors, clients and suppliers and maintaining excellent quality and standards at all levels of implementation, as well as the construction of the primary site and the individual homes from:
